Building Specifications — "The Tisbury I & II"

1. FOUNDATION
    Foundation will have drop walls - location & size to be determined by the Builder.

    Footing - 16" wide, 3000 3/4 poured concrete footing and lally column pads.

    Walls - 8" wide, 3000 3/4 poured concrete walls.

    Exterior walls of house to be coated with water-proofing material and foundation tie rods to be filled with hydraulic cement.

    Sill sealer between top of walls and pressure treated sills.

    Interior and exterior footing drains (perforated PVC pipe).

    Passive radon system tied into interior footing drain vented through roof via PVC pipe.
2. BASEMENT
    Full unfinished basement with exposed concrete walls and insulated wood framed drop walls - location and size of drops to be determined by the Builder.

    Floor - 3000 3/4 poured concrete approximately 3"- 4" thick.

    Walkout Door - one (1) 6'-0" Hurd "Monument" vinyl clad sliding door with integrated mullion inserts, white handle with locking mechanism, white screen, aluminum threshold.

    Windows - five (5) double hung windows located per the floor plan - size to be determined by lot grade & Builder.

    Utilities - furnace, water heater, electric panel, duct work, domestic and sanitary piping to be located in the basement as determined by the Builder.
3. GARAGE
    Style - two (2) car garage located on grade approximately 20'x20'.

    Floor - 3000 3/4 poured concrete with fibermesh approximately 3"- 4" thick.

    Overhead Door - one (1) 16'-0"x7'-0" Raynor "Decade II" or equivalent with insulated panels. Overhead Door Finish - exterior in white steel with roughsawn raised panels, interior in white with vinyl backer.

    Overhead Door Operation - one (1) 1/2 hp "Liftmaster" electric motor, two (2) remote transmitters and one (1) outside wireless key pad.

    Interior Door - one (1) "six panel" 2'-8"x6'-8" steel insulated door with aluminum threshold. Window - one (1) double hung window located per the floor plan.

    Finish - all walls and ceilings will be insulated, sheetrocked and painted.

    Concrete surfaces will be left natural and unpainted.

    Beams and duct work will be boxed-in and sheetrocked.

    Buyer should consult the floor plans for the layout of the Garage.
4. ROOF
    Asphalt Shingles - IKO "Cambridge" raised natural shadow, 25 year U/L Class "A" rated or equivalent.

    White aluminum drip edge along all soffits and rakes.

    Step and roll flashing between siding and roof shingles.

    Ice and water barrier extending three feet up from all soffits and in all valleys.

    Continuous soffit and ridge vent on all roof soffits and ridges.

    Builder will match the roof shingle color, either "Pewterwood" or "Weatheredwood" to the exterior vinyl color selected by the Buyer.
5. EXTERIOR WALLS AND FINISH
    Exterior walls will be constructed of 2"x6" wood studs 16"o.c. (typical), 7/16" O.S.B. sheathing and TYVEK or equivalent vapor wrap.

    Exterior walls will be covered by Certainteed "Mainstreet" vinyl siding or equivalent (a portion of the front of the home will be covered by Certainteed "Cedar Impressions" vinyl shakes as shown on the front elevations) - Buyer will choose color from Builder's samples.

    Exterior trim such as corners, soffits, rakes, window trim and miscellaneous pieces will be covered by either white vinyl or white aluminum. 6. EXTERIOR DOORS Exterior doors will be supplied by Riverside Millwork Company (RIVCO).

    Entry - Benchmark "6 Panel" 3'-0"x6'x8" steel insulated door with two (2) 1'-0"x6'-8" full view sidelites, aluminum and oak threshold and Schlage polished brass door set.

    Deck - 6'-0" Hurd "Monument" vinyl clad sliding door with integrated mullion inserts, white handle with locking mechanism, white screen, aluminum threshold.

    Basement - per Section 2.
7. EXTERIOR WINDOWS
    Exterior windows (double hung, casement and stationary) - Town & Country series by RIVCO with white vinyl clad exterior and interior window frames and sash.

    Exterior windows will have white integrated mullion inserts (6/6 typical) and double pane insulated glass.

    Double hung windows will have white metal screens (exterior), casement windows will have two (2) white metal screens (interior), stationary windows will have no screens.

    Pediments - all windows except circle tops will have white vinyl molded decorative pediments.

    Window sizes will vary per house model - Buyer should consult the Builder for details.
8. FRONT PORCH & STEPS
    Size - 4'x7' with steps to grade.

    Decking - Weatherbest raised grain 5/4"x6" decking.
9. DECK
    Size - 10'x10' with landing and stair system to grade (height determined by lot grade).

    Construction - pressure treated joists, railings, posts, balusters, and decking.

    Finish - all pressure treated materials will be left natural.

    Gas Stub - there will be one natural gas stub at the underside of the deck for Buyer to tie-in its own gas grill.
10. INSULATION
    Insulation will be installed per the City of Dover energy codes using blown, kraft and unfaced insulation as well as poly and proper vents as required.

    R-11 insulation in the basement stairway and treads.

    R-13 insulation in the garage/house wall.

    R-19 insulation in the basement ceiling, exterior walls, and perimeter ceiling.

    R-38 insulation in the main ceiling.
11. GAS FIREPLACE
    Napoleon 36" model GD36NTR direct vent, adjustable blower fan, remote control operator, located in the Great Room per the floor plans.

    Gas Fireplace will have polished brass venting louvers and "Lexington" style wood mantle with fluted pilasters and dentil molding.
12. INTERIOR WALLS
    2"x4" wood studs @ 16" o.c. (typical) covered by 1/2" sheetrock.

    All sheetrock corners and seams will have three coats of joint compound and smooth finish.
13. INTERIOR CEILINGS
    Basement - ceiling height of approx. 7'-6" - excludes carrying beams and ductwork.

    First Floor - ceiling height of approx. 8'-4" (areas with vaults will be higher).

    Second Floor - ceiling height of approx. 7'- 8" (areas with vaults will be higher).

    Finish - ceilings will have a smooth finish and will be painted.
14. INTERIOR TRIM
    Baseboard - 5-1/4" one-piece "speed base" in all areas.

    Window and door casings - 2-1/2" one-piece colonial - all areas.

    Basement stairs - plywood risers & treads, pine hand rail.

    First to second floor stairs - plywood risers & treads, oak handrail, pine skirt boards.

    First to second floor stair system & sheetrock half walls will have a "nosed" pine cap with base molding between the sheetrock and cap.

    Pine trim will be paint grade (fingerjointed), oak trim will be stain grade.

    Buyer should refer to the floor plans for the layout of the stair system and half walls.
15. INTERIOR DOORS
    Style - "Avalon" style three panel, raised grain, hollow core masonite doors (6'-8" high) and bifold doors (6'-7" high).

    Door Hardware - Schlage "Plymouth" series door knobs in polished brass with brass hinges.

    Bi-fold Door Hardware - polished brass round cabinet door pulls and brass hinges.

    Privacy Lock Sets - button lock doorsets for all bathrooms.

    Buyer should refer to the floorplans or consult the Builder for the various interior doors types.
16. INTERIOR FINISH
    Walls - two (2) coats of flat latex paint (1 primer, 1 finish).

    Interior Doors - one (1) coat of semi-gloss latex paint.

    Pine trim - two (2) coats of semi-gloss latex paint.

    Oak trim - two (2) coats of clear polyurethane.

    Buyer will select one (1) interior wall color from the Builder's samples.

    Buyer will select one (1) interior trim color from the Builder's samples.

    Materials which come pre-primed may require only one (1) coat of paint.
17. CABINETRY
    Choice of Aristokraft series cabinets pursuant to the kitchen and bathroom plans and specifications (see Builders samples for detailed description of layout, materials, finishes and specifications).
18. COUNTERTOPS
    Choice of laminate countertops pursuant to the kitchen and bathroom plans and specifications (see Builders samples for detailed description of layout, materials, finishes and specifications).
19. APPLIANCES
    Builder will supply a General Electric appliance package consisting of dishwasher, stove, microwave oven, and refrigerator. Please consult Builder for details of the appliances and available colors.
20. FLOOR COVERING
    3/4" T&G O.S.B. nailed and glued - installed on the first and second floors only.

    3/8" finish underlayment installed over 3/4" O.S.B. in areas with ceramic tile.

    Ceramic Tile - installed in the mudroom, laundry room and bathrooms (see Builder's samples for standard ceramic tile selections).

    Oak Hardwood Floor - installed in the country kitchen, dining room, and foyer - 2-1/4" pre-finished oak (see Builder's samples for choices of stains).

    Carpeting - installed in all other areas except the basement, garage and attic - standard is NRF "Land Art II".

    Padding - installed under carpeting - standard is "Cougar" 7/16 6.0 lb. rebond.

    All flooring selections will be made from Builder's samples.
21. ELECTRICAL
    Service - 200 amp with circuit breaker panel located in the basement and individual house meter.

    Exterior Fixtures - five (5) total - one surface fixture at the front door, two wall lights at the garage door, one wall light at the deck door, and one wall light at the walkout basement door. Wall lights will have a white powder coat finish with polished brass accents.

    Exterior Outlets - two (2) weatherproof with covers located in the front of the house and at the deck.

    Switches & Outlets - pure white, located per code, GFI outlets where required.

    CATV & Telephone - prewiring for four (4) RG6 CATV and four (4) CAT5 telephone - locations per Buyer.

    Surface Fixtures - four (4) - ceiling mounted with frosted lens located in the first and second floor hallways.

    Recessed Fixtures - nine (9) - white bezel with black baffles - kitchen (5), LR (2), MBR (2).

    Switched Controlled Outlets - three (3) - located in the three upstairs bedrooms.

    Fluorescent Strip Lights - four (4) located in the master bedroom walk-in closet, laundry closet, pantry, and main bath storage closet.

    Junction Boxes - prewiring for two (2) located in the kitchen and dining room. Note: Buyer supplies & installs fixtures.

    Bathroom Strip Lights - one (1) per bath - exposed bulb, chrome finish, sized by Builder.

    Combination Light/Exhaust Fan - one (1) Nutone 100 cfm "quietest" per bathroom - surface mounted.

    Bulb Lighting - quantity determined by Builder - located in the garage and basement.

    Electrical work will be in accordance with all applicable electrical and building codes.
22. HEATING & VENTILATION
    Type - forced hot air by natural gas, furnace located in the basement.

    System - one (1) Rheem 100,000 BTU 92% efficiency furnace with PVC direct vent and condensation drain, one (1) April Air humidifier, one (1) zone servicing the first and second floors, and one (1) thermostat located on the first floor.

    Supply Duct Work - all lines will be rigid galvanized steel with insulation (some flex duct work approximately 5' feet from supply registers or around beams), air flow control dampers for each line, floor or wall registers on first and second floors in each room as required.

    Return Air - main duct line in the basement will be rigid galvanized steel, first floor will be ducted, second floor via wall returns, floor and wall registers as required.

    Note: actual supply and return sizing, layout, location of the thermostats, and location of supplies and returns will be determined by the heating and ventilation subcontractor and will vary per the house model.
23. PLUMBING
    Half Bathroom - one (1) WC and one (1) pedestal lav.

    Main Bathroom - one (1) WC, one (1) drop-in lav, and one (1) bathtub/shower.

    Master Bathroom - one (1) WC, two (2) drop-in lavs, one (1) shower, and one (1) soaking tub.

    Kitchen Sink - one (1) Dayton D-3321 double bowl in stainless steel.

    Water Closets - Eljer "Patriot" 2 piece, round bowl, 1.6 GPF in porcelain.

    Drop-in Lavs - "Laura"oval bowl in porcelain.

    Bathtub/Shower Unit - Aqua Glass 60"x32" one piece in fiberglass.

    Kitchen Faucet - Delta 400 single handle faucet in chrome with separate sprayer.

    Lav Faucets - Delta 520 single handle in chrome.

    Tub/Shower Valve - Delta 1748C temperature control valve in chrome.

    Garbage Disposal - ISE "Badger 5" or equivalent.

    Water Heater - Bradford-White forty-eight (48) gallon gas with power vent.

    Two (2) exterior frost proof faucets.

    All fiberglass and porcelain plumbing fixtures will be white.
24. LAUNDRY CLOSET
    Laundry closet located on the first floor per the floor plans.

    Connections for hot and cold water with shut-off, stub for gas dryer, 110 volt outlet for washing machine and exterior dryer vent.

    Buyer will purchase its own washer and dryer and pay the cost of hook-ups for same.
25. SHELVING
    One (1) Closetmaid white epoxy coated steel shelf in the coat, laundry and hanging closets.

    Four (4) Closetmaid white epoxy coated steel shelves in the linen and pantry closets.
26. FIRE AND SAFETY
    Ceiling mounted hard wired smoke detectors with battery back-up located throughout the house per the building code and the City of Dover.
27. MIRRORS
    Each bathroom will have 42" high wall mounted mirrors with polished edges extending the length of the countertop.
28. FRONT WALKWAY
    Construction - individual "Boston Colonial" clay pavers set in sand and gravel.

    Layout - from the front entry steps to the driveway, size will depend upon the house model.

    As site conditions vary, Builder will determine the front walkway layout.
29. LANDSCAPING
    Landscaping package to include sod in the front yard only (hyrodseed all other areas), shrubs and plants - the exact size, type, and amount of shrubs and plants will be determined by Builder.

    Bark mulch in all shrub and plant beds.

    Crushed stone around the entire foundation approximately 12" wide and under the deck.

    All disturbed areas of the yard area will be regraded with approximately 4" of loam to insure proper drainage and run-off.

    Interlocking block retaining walls at foundation drops as determined by the Builder.

    As site conditions vary, Builder will determine the landscaping layout.
30. UTILITIES
    Public sewer, water, gas, electric, telephone and cable television.

    All utility services in the street and between the house and the street will be located underground.
31. DRIVEWAY
    Construction - two (2) coats of bituminous concrete (hot top) over gravel - 2" binder course, 1" finish course.

    Layout - full width of garage narrowing to approximately 12' wide at the street.

    As site conditions vary, Builder will determine the size and layout of the driveway.
32. LIMITED WARRANTY
    In addition to any warranty for materials and labor given by the manufacturers and/or installers of the various components of the house, Builder shall offer a one (1) year Limited Warranty on the house. Please consult the actual Limited Warranty for a more exact description of limitations and coverages.
33. BUILDER NOTES
    The Building Specifications are offered subject to change, omissions and errors by the Builder.

    The Builder reserves the right to substitute any of the above Building Specifications with materials of similar or greater quality.
