Building Specifications — "The York I"

Foundation

  • Drop walls-location and size determined by Builder
  • Footing-16” wide, 3000 ¾ poured concrete footing and lally column pads
  • Walls - 8” wide, 3000 ¾ poured concrete walls
  • Exterior walls to be coated with water-proofing material and foundation tie rods to be filled with hydraulic cement
  • Sill sealer between top of walls and pressure treated sills
  • Interior and exterior footing drains (perforated PVC pipe)
  • Passive radon system tied into interior footing drain vented through roof via PVC pipe

Basement

  • Full basement with exposed concrete walls and insulated wood framed drop walls - location and size of drops to be determined by the Builder.
  • Finished Area - carpeted stairs & foyer - approximately 75 SF
  • Floor - 3000 3/4 poured concrete approximately 3"- 4" thick.
  • Walkout Door - one (size to be determined).
  • Windows - quantity and size to be determined by lot grade & Builder.
  • Utilities - furnace, water heater, electric panel, duct work, domestic and sanitary piping to be located in the basement as determined by the Builder.

Insulation

  • Installed per City of Dover energy codes using blown, kraft and unfaced insulation as well as poly and proper vents as required
  • R-11 in basement stairway and treads
  • R-13 in garage/house wall
  • R-19 in basement ceiling, exterior walls and perimeter ceiling
  • R-38 in main ceiling

Roof

  • Asphalt shingles- IKO ‘Cambridge’ raised natural shadow, 25 year U/L Class “A” rated or equivalent
  • White aluminum drip edge along all soffits and rakes
  • Step and roll flashing between siding and roof shingles
  • Ice and water barrier extending three feet up from all soffits and in all valleys
  • Continuous soffit and ridge vent on all roof soffits and ridges
  • Roof shingle color matched to the exterior vinyl color selected – either “Pewterwood” or “Weatheredwood”

Garage

  • Two car located on grade, approximately 20’x20’
  • (1)Overhead Doors- 16’-0”x7’-0” Raynor ‘Decade II’ or equivalent w/insulated panels
  • Overhead Door Finish - White steel exterior w/roughsawn raised panels, interior in white with vinyl backer

  • White vinyl or white aluminum trim-corners, soffits, rakes, window trim and miscellaneous pieces

Exterior Windows

  • Double hung, casement and stationary – Town & Country ‘Woodbridge’ series with white vinyl clad exterior and interior window frames and sash
  • White integrated mullion inserts (6/6 typical) and double pane insulated glass
  • Double hung windows - white metal screens (exterior)
  • Casement windows– (2) white metal screens (interior)
  • Stationary windows- no screens
  • Pediments- Decorative white vinyl molded on all windows, except windows w/circle tops.
  • Window sizes vary per house model

Exterior Doors

  • Entry-Benchmark “6 panel” 3’ -0”x6’-8” fiberglass insulated with(2) 1’-0”x6’-8” full view sidelites, aluminum and oak threshold and Schlage polished brass door set
  • Deck- 6’ -0” vinyl clad sliding with integrated mullion inserts, white handle w/locking mechanism, white screen, aluminum threshold
  • Basement – refer to Basement section
  • Garage – refer to Garage section

Interior Ceilings

  • Basement- App.7’-6” ceiling height-excludes carrying beams and ductwork
  • First Floor- App. 8’-4” ceiling height
  • Second Floor- App.8’-4” ceiling height
  • Finish - Smooth finish and painted-white

Interior Walls and Finish

  • 2”x4” wood studs @ 16” o.c. (typical) covered by ½” sheetrock
  • 3 coats joint compound and smooth finish on sheetrock corners & seams
  • Walls-(2) coats of flat latex paint (1 primer,1 finish).Select 1 color from samples
  • Doors-(2) coats semigloss latex paint – white
  • Pine trim-(2) coats semigloss latex paint-white Oak trim-(2) coats clear polyurethane
  • Pre-primed materials may require only (1) coat paint

Interior Trim

  • Baseboard-5 ¼ “ one-piece ‘speed base’ – all areas
  • Window and Door casings-2 ½” one-piece colonial – all areas
  • Basement Stairs-Plywood risers and treads, pine skirt boards hand rail
  • First to second floor stairs-plywood risers and treads, oak handrail, pine skirt boards
  • First to second floor stair system & sheetrock half walls to have a ‘nosed’ pine cap with base molding between the sheetrock and cap
  • Pine trim - paint grade (fingerjointed), Oak trim – stain grade

Interior Doors

  • ‘Avalon’ 3 panel, raised grain, hollow core masonite doors (6’ -8” typical) and bifold doors (6’ -7” typical)
  • Schlage;Plymouth’ series polished brass door knobs and hinges
  • Bifold doors -Polished brass round cabinet door pulls and hinges
  • Privacy Lock Sets- button lock doorsets-all bathrooms
  • Refer to floor plans for interior door types

Flooring

  • 3/4" T&G O.S.B. nailed and glued - installed on the first and second floors only.
  • 3/8" finish underlayment installed over 3/4" O.S.B. in areas with linoleum.
  • Linoleum - installed in the kitchen, mudroom, laundry room and bathrooms (see Builder's samples for standard ceramic tile selections).
  • Oak Hardwood Floor - installed in the dining room and foyer - 2-1/4" pre-finished oak (see Builder's samples for choices of stains).
  • Carpeting - installed in all other areas except the basement (excluding stairs and foyer), garage and attic (see Builder's samples for standard ceramic tile selections).
  • Padding - installed under carpeting - 7/16 6.0 lb. rebond.
  • All flooring selections will be made from Builder's samples.

Heating and Ventilation

  • Natural gas, forced hot air – furnace located in Basement
  • (1) Rheem 100,000 BTU 92% efficiency furnace with PVC direct vent and condensation drain,(1) April Air humidifier, one zone servicing 1st and 2nd floors and one thermostat (located on 1st floor)
  • Supply Duct Work – all lines rigid galvanized steel w/insulation (some flex duct work app. 5 feet from supply registers or around beams), air flow control dampers for each line, floor or wall registers on first and second floors in each room as required
  • Return Air – main duct line in basement will be rigid galvanized steel, first floor will be ducted, second floor via wall returns, floor and wall registers as required
  • Supply and return sizing, layout, location of thermostats and location of supplies and returns determined by Heating and Ventilation subcontractor- varying per house model

Electrical

    All work in accordance with all applicable electrical and building codes
  • 200 Amp, circuit breaker, panel located in basement, individual house meter
  • Exterior Fixtures – (2) wall lights at front door, (2) at garage door, (1) wall light at deck door, (1) surface fixture at the Mudroom door, (1) wall light at basement walkout door. White powder coat finish w/polished brass accents

  • “Contractors Choice” cabinets with recessed panels pursuant to Kitchen and Bathroom plans and specifications. Select from Builder’s samples only.

Countertops

  • Choice of laminates pursuant to Kitchen and Bathroom plans and specifications. Select from Builder’s samples only.

Gas Fireplace – Optional (Upgrade) Feature

  • Napoleon 36” model GD36NTR, natural gas, direct vent, adjustable blower fan and remote control operator - located in Great Room per floor plan
  • Polished brass venting louvers and “Lexington” style wood mantle w/fluted pilasters and dentil molding

Laundry Room

  • Hot and cold water connections w/shut off, stub for gas dryer, 110 volt outlet for washing machine, exterior dryer vent.

Shelving

  • (1) Closetmaid white epoxy coated shelf in the coat, Laundry and hanging closets
  • (4) Closetmaid white epoxy coated steel shelves in the linen and pantry closets

Mirrors

  • Wall mounted 42” high mirrors with polished edges extending the length of countertop in each bathroom. Oval shaped mirror in half bath.

  • A General Electric standard appliance package consisting of stove, dishwasher, microwave oven and refrigerator in White, Black or Bisque

Fire Safety

  • Ceiling mounted hard wired smoke detectors with battery back up-locations per City of Dover and building codes

Driveway

  • Construction – 2 coats of bituminous concrete (hot top) over gravel, 2” binder course, 1” finish course
  • Layout Full width of garage narrowing to app. 12’ wide at street.
  • Size and layout determined by Builder for each site

Front Walkway

  • Individual ‘Boston Colonial’ clay pavers set in sand and gravel
  • Size and layout of walkway determined by Builder for each site

Front Steps

  • Precast concrete stairs with brick veneer side and rod iron handrails
  • 3’x6’ landing with approximately three steps to grade
  • Pressure treated landing with one step to grade for Mudroom entry

Landscaping Package

  • Hydroseed all areas, shrubs and plants – exact size, type and amount of shrubs and plants determined by Builder.
  • Bark mulch in all shrub and plant beds
  • Crushed stone around entire foundation, approximately 12” wide and under deck
  • All disturbed yard areas will be regraded with approximately 4” loam to insure proper drainage and run off
  • Landscaping layout determined by Builder for each site

Limited Warranty

  • Builder offers a one year Limited Warranty on the house in addition to any warranty for materials and labor given by manufacturers and/or installers of various house components
  • Refer to Limited Warranty for exact description of limitations and coverages
